Your journey to a new Cavanna home
Buying a new home is exciting, but we know there can be a lot to think about along the way.
Whether you’re buying your first home, moving somewhere with a little more space or simply ready for a change, we’re here to make the process as straightforward as possible.
From finding the right Cavanna home to collecting your keys, our Sales Team will be on hand to guide you through every stage.
Before you start looking
Before beginning your search, it’s helpful to have an idea of how much you could borrow and what your monthly repayments might look like.
A mortgage adviser can talk you through the options available and help you secure a mortgage agreement in principle. This gives you a clearer idea of your budget and means you’re ready to move when you find the right home.
Don’t forget to factor in the other costs that can come with moving too, including solicitor’s fees, surveys and any applicable Stamp Duty.
Find your new home
Now for the exciting part.
Explore our developments and available homes to find somewhere that feels right for you, whether that’s a first home of your own, more room for a growing family or a move to a completely new part of the South West.
Our Sales Advisors know their developments inside out and can help you compare homes, understand layouts and specifications, and answer any questions you have along the way.
Reserve your Cavanna home
Once you’ve found the home for you, it’s time to make it yours.
You’ll complete a reservation agreement and pay a £1,000 reservation fee to secure your chosen home.
Your Sales Advisor will explain everything you need to know at this stage, including the anticipated timescales and what happens next.
Arrange your mortgage
If you’re buying with a mortgage, you’ll now need to make your formal application.
Your lender will carry out its own checks before confirming how much it is prepared to lend. This will usually include a mortgage valuation of your new home.
Having your paperwork ready can help things move smoothly, so it’s useful to gather documents such as proof of income, bank statements and identification in advance.
Appoint your solicitor
You’ll need a solicitor or conveyancer to handle the legal side of your purchase.
They’ll carry out the necessary searches and checks, review the contract and supporting information, liaise with us and your mortgage lender, and keep you updated as your purchase progresses.
Our aim is for contracts to be exchanged within six weeks of reservation, so choosing a solicitor who is experienced in new-build purchases can help keep everything moving.
Exchange contracts
Once the legal work is complete, your mortgage offer is in place and everyone is happy to proceed, you’ll be ready to exchange contracts.
At this point, your purchase becomes legally binding and you’ll usually pay your deposit, typically 10% of the purchase price.
If your new home is still being built, we’ll keep you informed on progress and let you know when we expect it to be ready.
Getting ready for moving day
As your new home nears completion, we’ll help you prepare for the big day.
You’ll have the opportunity to familiarise yourself with your new home and we’ll make sure you have the information you need about its features, appliances and ongoing care.
Then comes the moment you’ve been waiting for.
Welcome home
On completion day, the remaining funds are transferred and the home officially becomes yours.
We’ll arrange for you to collect your keys and welcome you to your new Cavanna home.
Our support doesn’t stop once you’ve moved in. Your home comes with a 10-year new home warranty, alongside our own two-year Cavanna Homes customer care period, giving you added reassurance as you settle in.
