Buying a new home can seem like a daunting process. That’s why we’ve produced our step-by-step guide, to take you through each stage.
The first step
Before you make any decision, the first thing you need to do is work out how much you can borrow, how much deposit you will require and agree the necessary mortgage in principle. This doesn’t tie you into anything as you can always choose a different provider later on.

Find your dream home
The best bit! You can now search for your dream home using our online search button by location, price or how many bedrooms you need.
Reserve your home
To secure your dream home, you’ll need to pay a reservation fee of £1,000 (which goes towards the purchase price) and be in a position where you can proceed to buy, e.g. sale agreed on existing property, living in rented accommodation or cash buyer etc. From this point, no one else will be able to reserve your new home.
Arrange your mortgage
There are plenty of options to consider when it comes to a mortgage. Once you’ve spoken to a mortgage advisor or Independent Financial Advisor (we can put you in touch with one), you can select the option that’s best for you.
Find a solicitor
You need to find a solicitor who specialises in conveyancing (preparing property transfer documents). They will take care of all the legal aspects of the home-buying process. We can recommend one with pre-agreed special rates.
Get a valuation and survey
Your mortgage lender will want confirmation that the house is worth what you’re paying for it. They will arrange the valuation for you and this will involve a fee.
Process checks
Your solicitor will look after this for you. It’s all about formally transferring ownership from us to you and checking there are no legal obstacles in the way, like local plans that may affect the value of the property.
Exchange contracts
Once the legal work is processed, your solicitor will exchange contracts with us. We aim to do this within six weeks of you making your reservation. At this time, you will need to pay a deposit, usually 10% of the cost of your new home, and this legally confirms that you will purchase the property and we will sell it to you.
Legal completion and move in
On the day of completion, the purchase monies are transferred from your solicitor to Cavanna Homes and you become the legal owner of your new home!
